What is the median price per square foot in Sedona?

For single-family homes, it was $441 per square foot, based on 39 sales that closed in ZIPs 86336 and 86351 in September 2026. The middle half of those sales fell between $368 and $524 per square foot.

Across all 51 residential sales, including townhouses and manufactured homes, the median was $406. The single-family figure is the more useful benchmark for most buyers, because manufactured homes in this data sold at prices that pull the combined number down.

Why are asking prices per square foot higher than sold prices?

Partly because the homes are different, and partly because asking prices are not sale prices. Active single-family listings asked a median of $540 per square foot, about $99 above September’s single-family sales.

The two groups are not like for like. The median active single-family listing is 2,572 square feet with an asking price of $1,372,500. The median single-family sale was 2,198 square feet at $875,000. Higher-priced homes tend to stay on the market longer, so they make up more of the inventory. Sellers also give up some ground at the closing table. September’s residential sales closed at a median of 97.8% of final list price. Asking price per square foot is a poor guide to what a home will sell for.

Do smaller or larger homes cost more per square foot in Sedona?

Smaller single-family homes carried the highest price per square foot in September, though not by a wide margin. Homes under 1,800 square feet sold at a median of $459 (11 sales). Homes from 1,800 to 2,600 square feet sold at $414 (13 sales), and homes over 2,600 square feet at $433 (15 sales).

This is a common pattern. The land, the view and the fixed costs of a kitchen and baths are spread over fewer square feet. By sale price, the pattern runs the other way across all residential sales. Homes that sold under $750,000 had a median of $323 per square foot, homes from $750,000 to $1.25 million $414, and homes over $1.25 million $544. Does the age of a home affect its price per square foot?

Newer single-family homes sold for more per square foot, but the sample is small. Six homes built in 2005 or later sold at a median of $507 per square foot. Homes built from 1990 to 2004 sold at $426 (16 sales), and homes built before 1990 at $414 (17 sales).

Six sales is not enough to set a rule, and condition and updates often matter as much as the year built.

What does price per square foot leave out?

Quite a lot. It does not account for lot size, views, condition, updates, garage and outdoor space, or a home’s specific location.

Use price per square foot to narrow a search and sanity-check a list price, not to set an offer. Square footage in ARMLS is approximate as reported by the listing agent. Before you rely on it, verify it through an appraisal, county records or your own measurement.

How this data was compiled

Figures come from an ARMLS export of Residential listings with a city of Sedona and ZIP code 86336 or 86351, which includes the Village of Oak Creek. Closed figures cover the 51 sales with close-of-escrow dates from September 1 to 30, 2026. Active figures cover the 282 listings in Active status as of October 1, 2026. Price per square foot is the sold price (or, for active listings, the list price) divided by approximate square footage as reported in ARMLS. Size, age and price-range breakdowns use single-family sales except where noted. Manufactured homes (6 sales) are excluded from single-family figures.
