Most Sedona sellers do not get their full asking price, but most come close. Homes that sold in Sedona and the Village of Oak Creek in September 2026 closed at a median of 97.8% of their final list price, according to ARMLS. Against the original list price, the median was 94.5%, because nearly half of those homes had been reduced before they sold.
How close to asking price do Sedona homes actually sell?
The typical home sold for about 2% below its final asking price. Of the 51 homes that closed in ZIP codes 86336 and 86351 in September 2026, 16 sold at or above their final list price: 10 at exactly the list price and 6 above it.
The two ZIP codes were close. Homes in 86336 sold at a median of 97.1% of final list price. Homes in 86351, the Village of Oak Creek, sold at a median of 98.6%.
Why does the original list price matter more than the final one?
The original list price tells you how far a seller ended up from their first expectation. The final list price only tells you where the negotiation started.
Of the 51 September sales, 23 had been reduced at least once before they sold. Those homes closed at a median of 89.3% of their original list price, with a median of 154 days on market. The 28 homes that were never reduced closed at a median of 98.7% of their original price, with a median of about 35 days on market.
A reduced home’s final sale-to-list ratio can look respectable while the seller has already given up 10% or more. This is the practical cost of pricing high and adjusting later. I look at that question in more detail in a separate post on pricing high and reducing later.
Does the first month on the market predict the sale price?
In this data, yes. Homes that sold within their first 30 days on market kept more of their original asking price than homes that took longer.
Fourteen of the 51 homes sold with 30 or fewer days on market. They closed at a median of 98.5% of their original list price. The other 37 closed at a median of 93.8%. On a home originally listed at $1,000,000, that gap is roughly $47,000.
This does not prove a fast sale causes a better price. Homes priced in line with recent sales tend to sell sooner and need fewer concessions.
Do higher-priced Sedona homes sell further below asking?
Homes that sold for more than $1.25 million had the most negotiating room against final list price. Only 2 of those 12 sold at or above their final asking price.
| Segment | Closed sales | Median sold price | Median % of final list price | Median % of original list price | Sold at or above final list price |
|---|---|---|---|---|---|
| All sales | 51 | $790,000 | 97.8% | 94.5% | 16 of 51 |
| ZIP 86336 | 28 | $849,500 | 97.1% | 94.4% | 9 of 28 |
| ZIP 86351 (Village of Oak Creek) | 23 | $783,000 | 98.6% | 95.5% | 7 of 23 |
| Sold under $750,000 | 21 | $615,000 | 98.6% | 92.7% | 8 of 21 |
| Sold $750,000–$1,250,000 | 18 | $857,500 | 98.1% | 97.7% | 6 of 18 |
| Sold over $1,250,000 | 12 | $1,700,000 | 96.6% | 94.5% | 2 of 12 |
The middle tier, $750,000 to $1.25 million, held closest to original asking price at a median of 97.7%. Homes under $750,000 sold close to their final list price but furthest from their original price, at 92.7%. That group includes six manufactured homes, several of which sold for well under $100,000, so treat it with care.
What are Sedona sellers competing against right now?
Price reductions are common among current listings. As of October 1, 2026, 124 of the 282 active residential listings in 86336 and 86351 (44%) were priced below their original list price. Among those, the median reduction was 5.8%.
Time on market is also building. 131 of those active listings (46%) had been on the market more than 90 days. In September, 17 listings were cancelled or expired rather than sold, and 12 of those 17 had already been reduced. For a broader read on conditions, see whether Sedona is a buyer’s or seller’s market right now.
How should I set my list price to get close to asking?
Price against recent closed sales of comparable homes, not against what is still for sale. Active listings show what sellers hope to get. Closed sales show what buyers paid. Online estimates are a weaker guide for the reasons in How Accurate Is a Zestimate for a Sedona Home?
In September, the homes that held their value best were the ones that never needed a reduction. A pricing conversation should start with comparable closings and their days on market. If your decision depends on sale proceeds, capital gains or a related purchase, talk to a tax professional or attorney as well.
How this data was compiled
Figures come from an ARMLS export of Residential listings with a city of Sedona and ZIP code 86336 or 86351, which includes the Village of Oak Creek. Closed figures cover the 51 sales with close-of-escrow dates from September 1 to 30, 2026. Active figures cover the 282 listings in Active status as of October 1, 2026. The 8 pending listings are not counted as active. Days on market is the figure ARMLS reports. All figures are medians.

That depends on how the offer compares with recent closed sales, how long your home has been listed and the offer’s terms, not just the price. In September 2026, the median Sedona-area sale closed about 2% below final list price. A local agent can help you weigh a specific offer.
