Choose a Sedona listing agent by comparing the reasoning behind the price, the plan for presenting your property, and the service you will receive. Ask each agent the same questions. A high suggested list price is most useful when it is supported by relevant comparable sales and a realistic explanation of your competition.
What should a Sedona pricing analysis include?
Ask to see recent closed sales, active competitors, and properties that did not sell. Discuss how the comparisons account for condition, views, usable outdoor space, access, lot characteristics, and location. A West Sedona home and a Village of Oak Creek home may attract overlapping buyers, but they are not automatically interchangeable comparables.

How should I compare service and fees?
Request a written explanation of the services, responsibilities, term, and compensation in the proposed agreement. Real estate compensation is negotiable and not set by law. Who will communicate with me during the sale?
Find out who handles preparation, showings, offers, and updates. Agree on a practical update schedule and how urgent decisions will be handled. If you live outside Sedona, discuss access, local vendors, and approvals before listing.
What should I bring to a listing consultation?
